I had the opportunity to attend an educational seminar a few months ago which was part of the Design Build Institute of America (DBIA) certification training. One of the topics that stood out was how important assembling the right team is when going through the interior design build (DB) process. This includes the successful integration of an office construction project management team. Statistics provided by the Construction Industry Institute (CII) show that a DB project can result in a project that can be finished 33% faster than a Design-Bid-Build (DBB) project. Assembling a great team is the #1 reason for this success.

3 Tips that Will Help Pull Together a Great Team:

Game Plan

Most successful design and construction teams invest time in preparing a game plan that determines the main purpose of the project, team goals and each team member’s function relative to those team goals. It may be determined after creating this game plan that you have a wrong team member on board. Be patient and find the right person as a teammate.

Personalities

As an owner, make sure to spend the proper amount of time understanding the personalities of all team members. The owner, architect, engineer and general contractor will be working together for several months and possibly many years. The last thing you want are the team members not getting along because of personality conflicts.

Communication

Everyone communicates differently. One team member may require a written explanation of a problem or solution. Another may require an illustration or drawing to demonstrate the same thing. Learning how each team member best communicates will improve the team dynamics.

It is essential that the design and construction team quickly identifies the unique skills of each team member, in addition to becoming proactive in establishing each other’s roles. A design build team requires a team building session, even as simple as a long lunch or an afternoon getting to know one another. An effective team can create commercial design build bridging documents that will help reduce the overall schedule of the project and advance the overall game plan.
